My take on Azola Avery Centre
North Round Rock, along A.W. Grimes near the Texas State and Texas A&M health science campuses, is where Azola Avery Centre opened in 2024. It is a garden community in lease-up, with controlled-access buildings. The pool has in-water tanning chairs and covered seating, and there is an outdoor kitchen, a game lawn, a yoga lawn with a track and coworking with private offices. Private garages come with EV chargers. The homes list quartz counters, custom cabinets, hard-surface floors throughout, walk-in closets and an in-unit washer and dryer.
From the official availability feed, studios start at $1,049, one-bedrooms at $1,155, two-bedrooms at $1,728 and three-bedrooms at $2,219. Up to 8 weeks free brings a $1,049 studio to about $888 a month and a $1,155 one-bedroom to about $977 on a 12-month lease, with lease-term restrictions. The fees are the catch: $125.50 a month for internet, trash and a lifestyle fee, on every home. That takes the studio back to about $1,014 a month before utilities. Add a $75 application and $200 admin fee up front, and garages or reserved spaces cost extra.
The campuses are about 5 minutes away, Dell Diamond and Kalahari about 10, and SH-45 about 5. The Domain is about 25 minutes and downtown about 35 without traffic. Tip: ask for garage pricing and pet fees in writing, since neither is published.
